The PD Planned Development District is intended to be used in combination with other districts to permit the grouping of uses of different districts and the modification of certain controls in a manner so as to produce large area developments arranged to better serve community needs, reduce the demands on community facilities and to create larger areas of open space than those generated under normal district controls.
A Site Plan and the related application are required to be submitted with a new Planned Development request, or for an existing Planning Development (PD) as a modification, including signage revisions. A Site Plan submission for a new or existing Planned Development is considered a zoning change, and as such is reviewed by the Development Review Committee (DRC), presented to the Planning & Zoning Commission for a recommendation, and then routed to City Council for final approval.
Special or Conditional Use
Any land use within a zoning district that is cited as a conditional use, or requires a special use permit will be required to submit a Site Plan application to receive a special use permit for the conditional use of the land. The Site Plan for the special use permit will be reviewed by the Development Review Committee (DRC), presented to the Planning & Zoning Commission for a recommendation, and then routed to City Council for final approval.
